Real estate: Affordable housing eyed at San Jose restaurant site
SAN JOSE — A development of hundreds of affordable houses could sprout in San Jose on the site of a shuttered restaurant, according to very preliminary plans being considered at City Hall.
The proposed development would be 100% affordable and is slated for a site where the Fish Market restaurant operated for more than two decades until coronavirus-spawned economic woes forced the seafood establishment out of business last year.
The 1.9-acre project site is at 1007 Blossom Hill, the south San Jose site where the restaurant had operated since 1997.
If it’s built, the affordable housing proposal could serve as an example of how properties with closed businesses can be revitalized amid unprecedented economic upheaval.
The project was proposed by Jemcor Development Partners, whose expertise includes affordable housing as well as market-rate residences.
San Mateo-based Jemcor Development includes in its portfolio apartment projects in cities including San Jose, Mountain View, Santa Clara, San Luis Obispo, Chico, Los Angeles, and San Diego, according to the company’s website.
“The buildings will be 100% affordable housing,” Jemcor Development stated in its preliminary plans for the 1007 Blossom Hill Road site that it filed with San Jose planners.
Jemcor Development hopes to obtain the city’s general early-stage assessment of the proposed development.
“Our goal is to gain preliminary approval of use, density, height, and setbacks,” according to the proposal.
The company also said it intends to use provisions of a California law aimed at speeding up the approval process for certain kinds of residential projects.
“We will be submitting for that permit under an SB 330 application process given that this project will be 100% affordable,” Jemcor Development stated in the filing.
